Outdoor Environmental Inspection Reports
When purchasing commercial or residential real estate,
some clients are concerned about outdoor or neighborhood environmental
conditions. We offer a neighborhood or area environmental report
that discloses instances of recorded contamination on or near the
property such as:
- Leaking Underground and/or Leaking Above Ground Storage Tanks
- Landfills
- State Hazardous Waste Sites
- Federal Priority and Proposed “Superfund” Sites
(most serious)
- Emergency Response Notification Sites
- Clandestine Drug Lab Sites (“Meth Labs”)
- Center for Disease Control Environmental Health Assessments
- Active and Former Department of Defense Sites
- Radioactive Material Activity Site
The environmental reports will disclose if any of
these records of contamination are within a 300 foot radius (a 6
acre circle) of the target property, as well as what is beyond 300
feet, up to accepted EPA search distances. Typically, the “status”
of these records is indicated in the report. We also provide certified
ASTM/EPA approved phase one inspection reports for commercial properties.
The phase one report is more comprehensive and time intensive to
compile than the neighborhood report.
Indoor Environmental Inspections
Indoor environmental conditions are usually limited
to asbestos, mold in the air or lead in paint. InspectCO has been
authorized by the state of Colorado to consult with clients regarding
indoor air contaminants such as asbestos and mold as well as testing
for lead contamination in paint and water pipes. Asbestos, mold
and/or lead based paint testing is becoming the most requested services
by real estate buyers/owners in Colorado.
